The condo owner had been dealing with their developer for over a year trying to get construction deficiencies resolved. Items included uneven drywall finishing, gaps in flooring transitions, missing hardware, and paint touch-ups. The developer's trades kept scheduling and then not showing up.
Our Solution
We conducted a thorough walkthrough and documented all deficiencies. Working efficiently within condo building access hours, we completed all repairs in a single day. The owner finally had the move-in quality finish they were promised.
Background
New construction doesn’t always mean perfect construction. This Downtown Vancouver condo looked great at first glance, but a careful inspection revealed numerous small issues, the kind of things that should have been caught before occupancy.
Issues Identified
During our walkthrough, we documented:
- Drywall: Visible seams, nail pops, and uneven texture in multiple areas
- Paint: Touch-ups needed throughout, including two mismatched sections
- Flooring: Gaps at transitions, squeaky boards, and an uneven threshold
- Hardware: Several cabinet doors not closing properly, loose handles
- Fixtures: Bathroom accessories not level, mirror not centered
The Fix
With one multi-trade visit, we addressed every item:
- Skim-coated and repainted affected drywall areas
- Matched and completed all paint touch-ups
- Reinstalled flooring transitions with proper expansion gaps
- Adjusted and tightened all cabinet hardware
- Repositioned bathroom fixtures and mirror
