From Single Family to Three Rental Units

A complete transformation of a dated single-family home into three modern rental units. The owner had struggled with previous contractors who left work unfinished. We came in, redesigned the spaces, and executed a plan that maximized the property's potential.

The Story

Adrian wanted to turn his Sooke property into an income-generating asset. The house had good bones but looked stuck in the 1990s. He'd hired other contractors who started the work but never finished it. That's a frustrating situation, and he needed someone who would actually complete the job.

The original layout was designed for one family. Converting it into three separate, functional rental units meant rethinking everything. We needed to add kitchens where there were none, create privacy between units, and modernize the whole house while respecting its log cabin character.

Three Units, One Vision

The Showcase

We removed a wall to open up the kitchen and living room, then built a custom island with a butcher block top. The existing hardwood floors in the living room were in good shape, so we refinished them rather than replace them.

Custom Furniture

This unit needed the most structural changes. We built custom furniture including a fold-down table, bed frame with built-in nightstands, and a headboard designed for the specific room dimensions.

Kitchen Refresh

This unit was mostly cosmetic updates. We installed new wood countertops with a lacquer finish, fresh tile backsplash, paint throughout, new trim and baseboards.

The Result

All three units now generate rental income. They're listed for short-term rentals and getting positive reviews from guests. Adrian was happy with how the work turned out, and honestly, so were we. It's satisfying to take a project that other contractors walked away from and actually finish it right.
